TAPU / TAPU- is an official document that proves that you are aproperty owner. According to Turkish law,TAPU is the only document certifying the  ownership of certain property and includes the timeless and absolute ownership to the property, which, after the conclusion of the sale can not be  challenged by anyone in court.

This document specifies the type of property and address, date of purchase (the date of registration of Tapu), the percentage of share ownership of  the land where the property is located, as well as the value of the object (this amount is used in the calculation of the annual property tax). Here, the  full name of the owner and photography, as well as all other information about this property.

At the bottom of the Title Deed must be printed in the center and it's part to be signedTapu office employee. Property owners can be one or more  natural or legal persons. Photos of all the owners are fixed in the upper right corner of the Title Deed at the same site shall be marked with the seal  and signed by the Tapu office employee. The owners Title Deed may be up to 4 people inclusive.

The authenticity of the Tapu, you can check at the local Land Registry Office, visited him in person or by phone. In case of damage or loss of Tapu it  easy to restore in the same management. whether the property belongs to a man, you can check on these photos and names recorded on the Tapu.  If Tapu - a photocopy, make sure that it is certified by a notary. You have the right to ask for a passport (identity card), vendors, and compare them  with the Title Deed. It will be wise to check the Tapu to be sure that you own just one property that you have paid. Check this before you buy, and  when you get your Tapu.

 11. Question: What is the sum of all the payments?

A: The approximate figures depend on the specific transaction and the region:

 1) Real Estate:
-1000-2000Evro - Deposit (payable at the time of signing the contract)
- 90% of property value - principal payment
- 10% of the value of the property - is payable at the time of receipt of Tapu.

 2) one-off payments:

- Sales tax -4.1% of the price declared in the Title Deed (may be lower than the market). To be paid at the time of receipt of Tapu
- Registration of Tapu (mandatory payment in the Cadastral Management for registration, payment of notary and translation services, insurance of  property) - about 1 000 euros.
 3) Annual fees
- Aydat (Complex service) - depending on the set, from 25 to 100 euros per month
- Property tax - by 0,1do 0.3% of the price declared in Tapu

 12. Q: How do I transfer money?
One of the most common and pressing issues on the acquisition of real estate in Turkey, this transfer of money for its purchase.
Of course, in 99% of cases, the first part - a pledge for their favorite house or apartment is payable in cash (mostly 5% of the cost), mostly in euros or  dollars (in Turkish Lira is also possible, but it does not make sense to lose on the difference in rates).
Further, according to the signed contract, you must pay the remaining amount in accordance with the contract, it can be broken down into several  parts (especially when buying new buildings, so-called off-plan).
But most of all payments to the following scheme:
10% - the key immediately at the conclusion of the contract
80% - within 10 to 60 days from the date of the contract
10% - at the time of the Tapu (3-4 months)
So, what are the ways to transfer money.
 1) you open an account in a Turkish bank.

Make it very simple. It is enough to show the bank a tax number (turns for 1 hour in the tax office upon presentation of the application, a copy and  the original passport, the name of your father's copy (in many institutions in Turkey you will be asked to specify the name of the father or mother, or  both at once, this is done so that in case of database searching and meeting namesakes, you could not be confused with anyone else), and a copy of  the passport (some banks) residence.
As a general rule, account opening takes place without any commission or for a minimal fee. After that, you can write a letter of attorney to the bank  to the representative of the company-builder, or a representative of the agency to a certain amount. Upon returning home you transfer the required  amount to your account (either from your account in Russia, Belarus and Kazakhstan ... or with any other account), and a representative of this  amount takes into account the contractual payment. You can do this process on their own, but for that you will need more time to fly to Turkey. We  recommend opening an account in Turkish banks, which have branches in Russia, Belarus and Kazakhstan .. it easier for you to transfer money  process. Currently, many of these banks - Garantibank, Finansbank (Moscow - EuropaCreditBank), YapiKredi bank, Deniz bank.
 2) transfer directly to the developer
You can transfer money directly for the property directly at the expense of the developer. currency account must be open to this at home you. For  Russian citizens - for the transfer of more than $ 5,000 equivalent to the bank must provide a contract of sale of real estate, no more securities  (transaction certificate, etc.) you are not required.
Alternatively, you can remove the remaining amount with your credit credit card, but keep in mind that if you are withdrawing cash from an ATM not  your bank (may be that the branch of your bank simply is not in Turkey), then you will be charged fee for cash withdrawal.
 13. The legislation regarding the acquisition of real estate by foreigners in Turkey.Every purchase is registered in the inventory book.
In order to document the property buyer is given a registration number. The acts of buying and selling are contained in files Registration Chamber  of real estate and the State Land Cadastre. For the protocol, reflecting the act of purchase - sales, buyers and sellers have to provide information  containing data from internal passports, fathers names 3x4 photo (at the moment). Buyers who are citizens of other countries, should be provided  assistance of a sworn interpreter.
In inheritance cases are approved only valid will, drawn up in the country of the heir. If such a will is not there, it comes into force adopted legislation  Turkish inheritance law.
Purchase of real estate registration should be carried out only through the Registration Chamber of Real Estate and the State Land Cadastre.  Registration Chamber of Real Estate and the State Land Cadastre in Turkey are similar to the relevant authorities in other countries.
Only the registered property is protected by the State and can be regarded as a guarantee when applying for a loan or other financial transactions. In the case of property acquisition are provided one-time charges: a tax on the purchase of property, the payment of a licensed interpreter services, payment for registration of documents, acts inventory, property insurance.
